On the Avenue de Suède, a short, quiet street running perpendicular to the Promenade des Anglais just three minutes' walk from the sea, a six-floor Art Deco building holds 23 rooms across four floors, none of them alike, each individually furnished in a loose interpretation of Art Deco and Belle Époque references that varies in rigour from room to room but never in warmth. The building dates to the early twentieth century and has been run as a family hotel for long enough that the owner, who guests consistently describe as a sympathique French gentleman, is as much a feature of the stay as the rooms themselves. There is no spa, no restaurant beyond the morning buffet, no pool, no concierge in the formal sense. What there is, on a street that sits between the Promenade and the Place Masséna without belonging entirely to either, is a location that costs considerably less than the properties one block south and delivers the same proximity to everything that matters in Nice. The 23 rooms range from standard doubles of 12 square metres to junior suites of 20, the better ones carrying stucco ceilings, Belle Époque lighting, and in some cases small balconies over the street below. Select rooms have whirlpool baths, an unexpected amenity at this price point and building age. Each room has an espresso machine, a minibar, premium bedding, and soundproofed windows, which matter on a street that is quieter than the Promenade but not silent. What it does offer, and does well, is genuine warmth from the people running it, individual rooms that carry enough period detail to feel interesting rather than generic, and a position between the Promenade and the old town that puts the Cours Saleya market, the beach, the Casino Ruhl, and Place Masséna all within ten minutes on foot. You should not come if you need a hotel that does anything beyond clean, comfortable, and well-located, there is no room service, no pool, no spa, no bar, and the smallest rooms are genuinely small. You should come if you want to spend less on your bed and more on the restaurants of the old town, you appreciate a family-run hotel where the owner knows the neighbourhood, and you understand that Nice at its best happens outside the hotel rather than inside it.
